DESIGN

Scope: Conceptual Design, Basic Design and Detailed Design

Conceptual Design is the first stage of the design process and is a design execution that supports clients’ decision process and creates a clear picture of the task for the next project phase. This stage is carried out based on the feasibility study in pre-design stage. During the initial stage, a One Page Strategy that contains the project mission, objectives, strategies, key assumptions and focus area will be developed to enable both our client and us to have the same understanding on the project.

Documents are prepared after further understanding of our client’s needs. Alternative solutions for aspects such as investment cost, implementation time, complexity, risks, space requirement and regulatory impact are also conceived, defined and compared with our client’s needs.

The following are the documents typically prepared in Conceptual Design:

  • Capacity Analysis and Process Scheduling
  • Process Description
  • Process Module Diagram
  • Process Flow Diagram
  • Utilities Concept
  • Heating, Ventilation and Air Conditioning (“HVAC”) and Building Management System (“BMS”) Concept
  • Lab Concept
  • Modular Cleanroom Panel Concept
  • Building Concept
  • Site Master Plan
  • Personal, Material & Waste Flow Layout

During this stage, conceptual layout and 3D perspective views are developed to allow our clients to have a better vision of the plant. Different components of the plant, such as production floor, office, technical area, storage area and etc. are planned accordingly. Estimation of total investment cost based on main components required for the plant such as Architectural and Structural Work, HVAC and BMS, Black and Building Utilities, Electrical, Clean Utilities and Process Equipment is also carried out in this stage with the accuracy of approximately +/-30% of the real cost.

Basic Design is carried out once Conceptual Design is completed. During Basic Design, preliminary designs are further detailed and each component is dimensioned and valued. During this stage, other disciplines such as automation and instrumentation, building and architectural, electrical, mechanical, process and utility as well as health, safety and environmental are involved depending on the project objectives. Space management is also important during this stage to ease the process of equipment installation and future maintenance.

Options presented to the clients in Conceptual Design will also be discussed and the most suitable option will be chosen based on the detailed information developed in this stage. Further Detailed Design and execution of the project heavily depends on the detailed basis developed in Basic Design.

Documents required to commence the purchase of critical equipment and components which require longer delivery times are also developed during this stage. Estimation of cost will be carried out based on previous and current project experience as well as quotation from suppliers. The accuracy of the actual cost expected is approximately +/-15%.

Detailed Design is carried out based on approved Basic Design by the client. Detailed Design further specifies and details the design that is decided based on the Basic Design. Detailed Design produces specifications that will be finalised and approved by clients before it is included in the tender documentation. The tender documents acts as the basis for the next stage of tendering and construction, as well as detailed time schedule.

In Detailed Design, the following information for GMP related discipline, such as Process, Clean Utility and etc., are provided and concluded:

  • Technical tender specifications of main equipment and systems
  • Detailed Piping & Instrumentation Diagrams
  • Tender documentation
  • Bill Of Quantity
  • Design qualifications

The design and layout shall comply with GMP and local regulations during the end of the design stage. Through qualified civil and structural engineer, our Company will also assist to submit the documentation to relevant authorities, including obtaining the planning permission as well as applications for building plan, earthwork plan, road and drainage plan and landscape plan.

In this stage, client’s specific process and production method as well as building design and arrangement is taken into consideration in order to design the most suitable layout typology. We also analyse the environmental impact and sustainability factors for each design. The design driver may include flexibility and changeability facilities as well to support the changes in research and equipment. This enables fewer rebuilds, increased facility utilization rate and reduced maintenance and operational cost.

Detailed Design is carried out based on approved Basic Design by the client. Detailed Design further specifies and details the design that is decided based on the Basic Design. Detailed Design produces specifications that will be finalised and approved by clients before it is included in the tender documentation. The tender documents acts as the basis for the next stage of tendering and construction, as well as detailed time schedule.
